For a first visit, stay in Bole: it is next to the airport and has the city's biggest choice of hotels and restaurants. Choose Kazanchis for a central business base, Piassa for history on a budget, or Sarbet and Old Airport for a quieter, longer stay. Addis Ababa is big, hilly and slow to cross by car, so where you sleep shapes your whole trip. Pick well and you can reach dinner, the airport and the sights without spending your days in traffic.

This guide compares the areas travellers ask about most. It does not recommend specific hotels. Standards vary even within one street, so read recent reviews for any property you book.

Which area is best for a first visit?

For a short first trip, Bole is the default for good reasons. It is home to Bole International Airport, it has the city's densest mix of hotels, restaurants, cafés and bars, and taxis and ride-hailing cars are easy to find. If you have an early flight or a short layover, being close to the airport matters a lot.

The trade-off is character. Bole feels modern and international rather than traditional, and the historic sights are across town, so you will be driving to them.

What are the main neighbourhoods like?

Bole

Busy, modern and practical, with supermarkets, international food and plenty of transport. Good for anyone who values convenience. The large Medhane Alem Cathedral gives its name to the Bole Medhanealem area.

One honest caution. The UK Foreign Office lists Bole Medhanealem and Bole Atlas, both popular hotel and nightlife areas, among places in Addis with an increase in reported crime against foreigners, alongside Meskel Square, Yeka Hills and Entoto. That does not make Bole a bad choice. It means you should take a car at night rather than walking dark side streets, and keep your phone out of sight on the pavement.

Kazanchis

Kazanchis sits between Bole and the old centre and has long been a business and diplomatic district, with hotels, offices, government buildings and the UN Economic Commission for Africa nearby. It is well placed for Meskel Square.

Be aware that Kazanchis has changed a great deal. In late 2024 large parts of the older neighbourhood were cleared under the city's redevelopment programme to make way for new roads and high-rise buildings. Expect construction and new streets rather than the lively old lanes described in older guides.

Piassa (Arada)

Piassa is the historic heart of the city, with St George's Cathedral and the Adwa Victory Memorial, which opened in 2024. Merkato, the huge market district, is close by. Hotels here are generally simpler and cheaper than in Bole.

In 2024 much of old Piassa, a historic Italian and Armenian quarter, was demolished under the corridor development project, so the area now mixes new boulevards with what remains. It is crowded by day and petty crime is a risk on busy streets. It suits travellers who want history on the doorstep and are comfortable with a hectic environment.

Sarbet

Sarbet, in the south-west of the city, is an established residential area popular with expatriates. It is calmer than Bole, with cafés, restaurants and shopping, and it sits next to the Old Airport area. It is a good base for a longer or work-related stay, but every major sight requires a drive.

Old Airport

Old Airport is a residential district in the south-west. The African Union's headquarters is on Roosevelt Street in the Old Airport area. It is quieter at night than Bole or Kazanchis, which suits families, but there is little to see within walking distance and it is not close to Bole airport.

CMC

CMC lies on the eastern side of the city and is mainly residential. Rates can be lower than in central areas, but almost everything a visitor wants to see is a long drive away, especially at rush hour. It makes sense if you are visiting family on that side of town, much less for a short sightseeing trip.

How do you choose?

1. Count your nights. One or two nights, or an early flight: stay in Bole. Four nights or more: consider Sarbet or Old Airport for quiet, or Piassa for history.
2. Map your plans. If your days are mostly museums, churches and markets, staying on the Piassa side cuts driving time. If you are here for meetings at the AU, Old Airport and Sarbet make sense.
3. Think about the evenings. Wherever you stay, plan to use a car after dark rather than walking. The UK advises road transport where possible after dark, and the US advisory says not to walk or drive at night.
4. Check the building, not just the area. A secure compound, a generator for power cuts and reliable Wi-Fi matter more than the postcode. Recent reviews are the best guide.
5. Allow for traffic. Distances look short on the map, but journeys across the city can be slow at peak times, so leave generous margins for flights.

What if you are visiting family?

Many diaspora visitors stay with relatives or rent an apartment near them. That is often the best choice socially, even if it is far from the sights. The main thing to plan is transport: without a car, outlying areas can feel isolated in the evening. A driver for the days you want to sightsee is often simpler than relying on apps from the edge of the city.
